Whether you are a rental property owner or a happy renter it is important to have a healthy and well ventilated rental property. A healthy rental property needs good air quality with no odours or excess moisture, which is usually identified by ‘crying’ windows.

As homes become better insulated and airtight they are easier to heat. However they need good ventilation to stop the air inside the home from getting stale and damp.

How do you keep your home well ventilated (especially in winter) without losing heat?

Your kitchen, bathroom and laundry will generate a lot of heat. When the heat hits a cold surface like a window, condensation will occur and this leads to dampness followed by mould and mildew. 

To stop this from happening try these eight easy tips:

    1.  Turn on extract fans and range hoods, and leave windows open when you are cooking, having a bath or shower, doing the laundry or using the clothes drier.   Close doors to keep cool air in the room you are ventilating. This saves on heating costs and stops moist air causing condensation in the rest of your home.

    2.  When not cooking, bathing, washing or drying, leave the internal room doors open to keep the air circulating rather than getting trapped in enclosed spaces.

    3.  Use Damprid to remove moisture from wardrobes or use a dehumidifier in cold damp areas of your home or if you have to hang wet clothes indoors.

    4.  If your windows have vents or can be locked in an ajar position, leave them vented all the time. This allows dry air in (especially when fans are running) and has minimal effect on your heating bill. If your windows don't vent, minimise condensation by opening them slightly before you go to bed and open them wider during cooking, bathing, washing and drying. Large air changes can increase your heating bill significantly, constant ventilation much less so.

    5.  Wipe condensation from windows, glass and cold surfaces to prevent mould.

    6.  Keep your home 5-7°C warmer than the outside temperature. Moderate and constant heating throughout the day is cheaper and more effective than using a lot of heat in the evening.

    7.  The best form of heating is from electric heaters, heat pumps, open fires and space heaters. Avoid unflued gas or oil heaters because they produce moisture as a byproduct of burning fuel and this requires extra ventilation.

    8.  Reduce the number and size of houseplants in damp areas. Plants add moisture to the air, especially if you water them a lot.


    Put these tips into action and notice the difference. The simplest way to know it’s working is reduced condensation on your windows and a reduction in the rate at which mould appears around windows.
